  1. How do you organize the interventions and the works?
    We identify the problem and inform the owner. We propose one or more solutions with the advice of our technicians and the relative cost quotation. The owner confirms his choice.
    Our technicians follow the implementation of the works until they are closed, keep track of each activity, make detailed reports and verify the costs and compare them to the estimates.
  2. What does it mean to manage home utilities?
    For each individual entity (water, electricity, gas) the situation of invoices and payments is checked, so that the situation is always updated. We can contact the suppliers involved and complete the file.
  3. Can I keep my suppliers working?
    Of course. We are happy to work with suppliers who know the house. If we consider that the suppliers are not adequate, we propose new ones. We work with specialized company according to the type of work to be done.
  4. Can I use only some individual services you offer?
    Of course. Our contracts are tailor made, it is important for us to create customized packages according to different needs.
    Depending to the different needs of the owner and of his real estate assets we are able to offer different types of contracts.
  5. How long do I have to commit to you?
    Our contract runs one year
  6. What kind of properties do you manage? Only to rent?
    We manage many different types of real estate: commercial properties located in a residential area, Apartments and houses that are used for tourist hire, or also properties that have been unused for many years and require renovation or redevelopment. Together with the owner, we develop a meaningful plan to return the property to the market for profit.
  7. How do I know in which market (tourist/ medium period/long period) my house will be at its best?
    We prepare a detailed analysis of the rental market, considering the conditions, location and services of your property together with the current rental market. The characteristics of the property will be maximized or changes will be proposed in order to make the property suitable for the chosen market.
  8. How often are inspections carried out on my property?
    We carry out periodic checks agreed with the owner , weekly , fortnightly or monthly.
    We send a photo report to the customer and point out any anomalies such as that fire alarms work, verify the presence of hydraulic leaks, check the mastic and mortar in the bathrooms, examine the external painting
  9. What is the ID card you propose?
    It is a collection of data, certifications and paper materials related to the property as well as all the information useful for the management such as the location of users, the type of systems, access, appliances. The ID Card is online, it is constantly updated with maintenance and changes to always have all the information available.
  10. What can  you do for my rental properties?
    With our facility management contract we take care of all communications with tenants give them assistance, schedule maintenance work and draw up a profit and loss account for real estate with costs and revenues in order to have a clear vision of profitability.
